That's a great idea -- it's amazing how quickly the neighborhoods change quality here. 

Quality/consistency of cash flow should also be considered, not just quantity.

I see you are in the NJ area, I'm not sure if you're familiar with the quality of the REIA NYC, as I was invited to another event by a different group that turned out to be a Renatus sales pitch.

I have yet to find a legitimate wholesaler in this market (I'm open if there is one, contact me).The margins have become so tight that even the big turnkey guys seem to be lessening the depth and quality of their flips.

With good screening you can get quality tenants that arent section 8.  

Use your time on the MLS to learn the market you're investing in, but opt for quantity over quality.

My fear is that I wont get it filled as fast as an agent would, and I also have a feeling higher quality people would search for places to rent through a agent.

Notwithstanding the fact that in the contracting business you can almost always find someone to work for less money, (then the real question becomes what will that lower-priced contractor actually cost you in terms of quality, deadlines, hassles, etc.) from the information you have provided, I think your costs are reasonable.

Instead of Vote vs not voting, I think an Up-vote vs Down-vote could vastly improve the quality of the exchanges being posted.
