Once they have either bent the truth or told the big lie, it's the same; I can't rely on their word(s).Concern #2: tenant may be waiting for you to screw up the process and catch you with your legal pants down in low grass and no bushes.My practice is to refer the U/D to an attorney specializing in same (try Liddle & Liddle in Glendora), pay them $100 to serve the 3day on their letterhead with process server, and I get out of the way.

I would use a more generic term like "Colleague" rather than partner though since anyone you know professionally (like people on your buyers list) can be considered a colleague while a partner does imply a closer relationship that might be somewhat misleading.

Maybe you can wholesale this guy a cash-flowing property closer to my area in exchange for a first crack at marketing/wholesaling his free and clear property, so he can get some cash-out and higher cash flow at the same time, while you do 2 wholesale deals (He can buy the cash-flowing property with a HELOC on his free and clear, then pay off when you sell it for him - then he gets his cash out from the difference between the HELOC used to buy the cash flowing property.This would probably be a huge PITA and maybe not realistic for the moment without the deal flow..
