Prices are higher, the homes have been significantly improved, functional obsolesence usually removed.I doubt that anyone can pinpoint an area as having a greater weather incident will cause any external obsolesence in the market, look at tornado alley, if the weather wasn't acceptable people wouldn't be there.

The only other improvement I could see is flooring.2) The backyard is only half done and is small and lacks function and flow.

There must be finished flooring in every room, no holes in the drywall, no peeling paint anywhere, functional Hvac, no broken windows, no exposed wiring (so all light fixtures need to be present), porch railings, Hot & cold running water, etc.

Tenant acknowledges that the Leased Premises is accepted with no damage and all appliances and fixtures, such as sinks, toilets and tubs, clean and functioning properly, all light bulbs working, all windows clean, unbroken and in good working order, all smoke and carbon monoxide detectors functioning and in good working order.

Again, what would need to happen for this to be a fully functioning home is the renovation of the entire downsatirs bit as currently it´s a puv / restaurant, but for the time being and until I can earn the money to do it up I am planning to live in the upstairs area which has 4 rooms, one of which would be mine and 3 of which I would hope to rent out during the busy summertime.

If you have the addresses and the county assessor's office is online you can plug them into their value search function and find out the ownership.
