When dealing with longer-term vacation rentals, there are a few key differences to keep in mind.Cleaning and maintenance: With longer stays, guests will likely need less frequent cleaning and maintenance, so you may need to adjust your cleaning schedule accordingly.Supplies: You will likely need to provide more supplies for a longer stay, such as extra linens and towels.

HOA Ugly: They can frequently restrict rentals.

"Average" rents aren't super helpful because a lot of factors, location, size, condition, characteristics come into play so always best to pick out some comps around the subject, then start "adjusting".

It’s not far from Albany so it may still have some hope but I used to visit the Arsenal frequently and the town was in bad shape, just looks so poor.
