@Tyler Leonard usually the 5 property limit refers to buildings that have 5 or more units as they are considered commercial not federal. 

I my case, I believe all the unit remodeling will fall under expenses next year.Another layer of complexity is when the federal / state government decides to 'encourage' spending.

Argentine Federal Savings and Pulaski make small loans in KC and are good to work with.

All I know is I always paid the sales tax and wrote it off in my LLC's Federal tax return.

I apologize for not having the exact name for this federal law, but a lawyer at our recent TREIA meeting explained that you CAN transfer a property into your own LLC and not trigger the due on sale clause.
