There's a greater likelihood of parties, increased traffic, excess wear-and-tear, etc.

After years of remodeling my husband's 100+ year old house by ourselves, we are finally starting to work on the house I have owned for 15+ years.

I will crunch the numbers when we are finished, but I can almost guarantee there would be little to no profit left if we were to hire contractors to do all the work.    

We are looking to invest in the area find him a place to live during the weak while he works and maybe invest at the same time.

Need help we are already under contract but we have 18 days left from the inspection period. the rents are almost maximized at the point where they are.

New roof and a company is coming in to install a radon mitigation system so the basement is getting a vapor barrier installed all before I even close on the house. other than that we are looking at about a 50k rehab, ARV is at 90k. 

Zillow shows that we have about 500% more views than all the other houses but that might just be because we are the only ones that took professional photos.
