A septic system that based on it's age probably will not pass a Title 5 inspection. 

But my question is, when I bought the house a few months ago, I bought title insurance as owner.  

And what,s the step,s or procedures to the title company process ?

I've been told to contact title companies, but surely there is a better way.

Among those, some are property problems, many are title related however most are people problems common to all real estate.

I know I need an attorney, a CPA, general contractor, title closing person and such.

My local title company takes about 10-14 days to do title search and prepare to close.

The total taxes due to clear title are $18k and I plan to work on negotiating it down.  

Just closed today, May 10th on a SFR in Austin that cash flows $800 per month.Went back to the title company to get the keys and checks, got keys and security deposit check.I said the prorated rent check is missing and they said it's probably because the tenant didn't pay rent and the buying/selling agent should figure it out.
