"Thanks for the detailed replySo I have 2 good mortgage lenders, a really good contractor based in Jax's but will come down for jobs, PM I will worry about once I find a propertyIts finding the properties that I am having issues with and using an FHA loan for a MF I dont mind doing but in my area the only things under the 775k limit for a quad are in not great areas so I wont want to live there plus the average person there isnt someone I want to rent to/deal with as its truly D or below class  Okay, given what you describe of the market you're in you may want to pivot the strategy to SFH in A-class neighborhoods that are distressed enough to not be overbid by thirsty buyers.

Wiedenmayer as I mentioned before, I'm not an attorney, but what you described does sound excessive.As a reasonable (non-attorney) person, I would "assume" that, failing to give 3 months notice, you would be responsible for 3 months rent to cover the period you should have given notice for, which could actually be less if the landlord rents it out sooner than 3 months (which, in this rental environment, I honestly think is more likely than not).There's an additional possible wrinkle that if you originally had a lease from - for example - May 2020 through May 2021 and it wasn't properly renewed into a new 1-year lease, that the lease effectively became a month-to-month rental agreement under the same terms - which would mean you actually did give the required legal notice (one full month for a month-to-month tenancy).It's complexities like that which make me think you'd be better served consulting an attorney who can give you advice based on the specific details of your lease/situation.

I've stayed in a number of STR I would classify two types: 1) a house with full service as in linens minimum 500 thread count, the house has a view or is close to vacation amenities, full service kitchen with full table setting to create a gourmet dinner... these rent starting $200- 2000 a night depending on room count 2) a cabin in the woods where I can get away from wifi and be in nature with comfortable bedding and modest kitchen these rent from $80 -100.
