@J ScottI know in the past you commented favorably on 'House Flipping Spreadsheet (.com)' which has a whole host of uses such as analyzing deals, managing projects, and tracking expenses.  

I understand that, but if you keep it as a primary residence and do some sort of house hacking deal where you rent out rooms, can you get passed that?

I started with some youtube videos, as well as reading BiggerPockets Ultimate Beginners Guide.

Cons are the cost involved in (both time and money) and loosing out on having a professional to guide you through the process. 

I'm trying to generate a report on this deal for the last 30 min but there is something off with it and I'm not sure what I did wrong.

Maybe i can get seller assist with the closing costs or seller financing on the deal?

@Cesar GarciaYou need a property manager on your first out of state deal, the savings aren't worth the risk.

The Math did not add-up for me in Hagerstown after analyzing many deals because rent price overall are low.

Like anything is sales (and you are in sales even when you are trying to buy a property), the less clean cut the deal, the more likely it is to get rejected.
