As a long time resident of Indiana, I am well connected in the community and have a vast residential, commercial and new construction sales experience, as well.   

I wanted to ask for help if anyone can recommend who to work with to get a loan for this including construction at a normal down payment.

Which of you fine folk out there in this vast network are interested in providing local, market specific pointers and advice on single family real estate investing and flipping to a individual whom currently commits 60 hours a week or more to his professional career in High rise construction management?

For the past 8 years I have owned and operated a residential construction company.  

She wants to cash out on the equity and assume the mortgage note.What is the best way to construct a deal like this to Wholesale or could it be done?

We should finish construction in about 4 weeks and I will  continue making payments to the contractor and then list the property. 

The bank i have been talking to wants to do a construction loan but they aren't so forward about the details of the loan being loan term, interest, down payment, and if i can roll my first 6 month of loan payments into the deal.

I had been a contractor for 16 years, and have a lot of experience in new construction and remodels, but got out of the business in 2008, changing careers to mechanical piping design.  

Annnd the kicker is that this is a area transitioning into a flood zone so all new construction needs to be raised and all existing homes will eventually need to be also.

Then of course you have your actual construction costs.
