How to Wholesale Assumable Mortgage

Hey Bigger Pockets!

Had a quick question.  My aunt owns a home in S.C. and she wants to relocate to another city.  She had many updates done to the property over the past 5 years  (kitchen, bathroom, floors, wrap around porch, etc.) and has built up some equity in the home.  She wants to cash out on the equity and assume the mortgage note.

What is the best way to construct a deal like this to Wholesale or could it be done?
