Even without credit checks, we have to evict one tenant about every 3 years and I will bet that our average number of evictions is no worse that landlords who spend a massive amount of time doing credit and background checks.On the darker side, I think I personally rented to every tenant that had to be evicted because I am a bad judge of people.

I learned the game from watching others pay to play.naturally I had to start betting and after many dollars I decided to actually study some and get my money back,I started winning and thought I was the new bobby fischer (this was in the early 70's) I played in the chess clubs in junior high ranked 1600's broke 1700 several times.Quit for years then In the 80's brother in law got me back into the game.He was betting $20 to a $1000 a game and losing and wanted me to try :)So I had to relearn the game We both joined two chess clubs I was ranked #3 in one and# 5 in the other .Selection of who you got to play was picked by computer that was BS and if I won against certain people match was not counted.

Suzanne B. there are a couple of steps to consider:1) Removal of the old radiators, pipes, and boiler (I've repeatedly (3 times) had this done for free by people who want the scrap)2) Installation of the furnace, trunk, and plenum (five times, cost of furnace plus $1k in labor/mats)3) Installation of ducts (depends on the type and length of ductwork needed, put I bet in your case it won't be too crazy)4) Installation of returns (same possibility as #3)In my experience ... for #3 and #4 it depends a LOT on the layout of the house, and how often the people you hire have done the work.
