Here a 1 acre to 1.5 acre can go for 700,000 to 1 million from a restaurant,gas station,pharmacy purchasing the land to develop.So don't just look at the building in this deal.I am always looking at a property from multiple angles that the seller doesn't know or thinks about.With that said you don't pay on potential but the current numbers.It's a given in my area that newer buildings (large complexes)will ALL be metered out.The landlords want to pass on all utility cost to the tenant so that rent margins and cash flow is protected against inflation with commodities.

Missing/incorrect paperwork is not uncommon and the agent can 'sell' the property to others while your offer sits on the loan mitigation officers desk (known as backup offers).Since this is a townhouse, your comps would be best from the same complex and if not, then the same layout in a similar complex.

I would hate to see what a high-density residential complex would look like without an HOA.As for SFR's, the only one we have with an HOA is our own residence.

Besides being an over simplification of a complex and geographically diverse market, the information was outdated it as soon as he said it.Dropping commodity and energy prices have not caused the inflation that would have been expected in the past.It will be interesting over the next year to watch China will do about citizens exporting money as fast as they can.It is unlikely that the FED will want to pull money from other economies anytime soon.I am guessing the next FED minutes will say something like "We survived the rate increase, VERY slow ahead."

I am pre-approved for 1.4M range.Since I have multiple rentals (3) and Primary home mortgage, my case becomes complex with current mortgages 50% LTV .
