Have you found any specific information or communication tactics to be particularly useful when raising private money?

Either way, it is really frustrating that this was not communicated in the beginning - we are so far into this deal now.

Prior relationship can be established with multiple communications over a reasonable amount to time.

I totally agree that it is not worth it but after my first decline, the communication already went down hill very rapidly.

We set up a laptop in the office which read the meters by radio waves and communicated to their office. 

On top of that, tenant does not respond to any communication regarding payments or the unit in general. 

Ultimately, I would communicate with the tenant if you have a good relationship with them to minimize any confusion around when they need to vacate.

A good Property Manager should lay out the triggers of communication and the expectation of timeframes on such events as turnover, collections, response times on emails, renewals, and overall just communication.
