Finding investment partners for apartment building

I'm new to commercial investment and willing to bring upto $100k on table for an apartment building deal. But I'm not an accredited investor so I cannot participate through the regular syndication route is my understanding. I'm more focused on finding the right partners, rather then sticking with a particular state/location. I want to learn from experienced investors and to sit with them I'm willing to bring cash and trying to find any deals as well. Any pointers on where/how could I get in contact with such investors?

You do not need to be accredited to invest in a 506b or reg A offering. There are lots of syndicators that go this route so you will have several options. You could also buy your own deal as well.
