I have invested in tax lien certificates before with a return of 26% in one county and 36% in another. 

I've been working on bettering my process ensuring I'm covered from a liability standpoint .I'm being told I should be getting copies of insurance certificates and workers comp certificates from everyone I hire, so my question is..Is everyone doing this?

Around here the agents and attorneys have gotten big on the show me the permits and Certificate of Occupancy.So it’s not that it may make you sell for less it comes up after the purchase price is agreed and you’re trying to get to closing.Around here the city won’t issue a CO on existing space or house.

The title company filed for a new certificate of zoning compliance and we had it about a week later. 

IF you want to pursue working with this man you should have him provide a Contractor license number that you can verify with code enforcement, proof of insurance (General liability and Workmans comp), a List of all his subs and THIER insurance certificates.

One more thing, did you use any down payment assistance programs or tax credit certificate (MCC) along with your VA loan for first time homebuyer? 

Does your loan product require any specific types of inspections,..termite, home, radon...and if so do you know vendors with the appropriate licensing and certifications to do those inspections?

If the bldg inspector here shows up he wants to see certificates for all your workers.

There are certifications classes available for people to take to get a Certified Residential Property Management degree and others,, Have your wife google Property Management classes in your area..
