Hi all, I am interested in purchasing my first commercial multifamily (location central coast California).

., in a normal market, I would say the risks are there, but not abnormally high.  

There are opportunities to focus on grad school & medical residents as tenants with properties close to the Central West End (CWE) where there are a lot of hospitals or in South City closer to SLU's new medical developments (neighborhoods such as The Grove, Shaw, Tower Grove South, Tower Grove East, Benton Park, Fox Park).My current purchase criteria limits me on budget, but depending on what you're looking to invest in there could be opportunities with larger apartment buildings.

Charming home located next to the new College Station Police Department, Central Park, and walking distance to Wolf Pen Creek Park/Amphitheater.

In Arlington, the biggies are proximity to a metro station, parking, washer/dryer in home vs in building, and central A/C vs window units.

In the CBD (central Business district permit don't transfer but can be easily obtained (administrative).
