10%+ Cap Rate How did you find this deal and how did you negotiate it?

Sometimes prospective purchasers are led to believe the tenants are all under NNN lease structures, and they reimburse for all expenses only to discover later that some tenants have reimbursement exclusions, limitations, and caps specified in their lease.

My preference is to use property management software that has a rent collection feature.

I’m seeing 3-5% Cap Rates and I’m just not used to it.

The BP agent search feature is a great resource also.
