The difficulty comes in determining how you know about that report and if you are giving something to the inspector, the appearance of "He made stuff up so his buddy could get a better deal" is not where anyone wants to be.Good luck and nice working outside the box, but I think I would avoid it.

This honestly seems like an awful way to be a host.Your guest has problems so you say 'well here's the door buddy, if you leave, i'll refund you for the nights you don't stay, otherwise, shut up and deal with the problems and we wont pay you a dime'I understand your perspective, because as a host you think 'oh well i dont owe him jack, if he leaves halfway through a stay, i dont even owe him a partial refund' which is TRUE, however, that is NOT how guests think.Most guests think they are entitled to a refund if they leave early.

I am not rich buddy but financially freedom is becoming a realistic goal for me and I am just an average guy.

I used a few electrician and plumbers through the years and some appears buddy buddy with the local inspectors, and in one case, the inspector even signed off on the work, which he hasn't started on, told the plumber make sure you do it.

A buddy of mine in the group has had one for over 100 days so it can vary) With buy price, soil evaluation and having an improvement permit done for the buyer, I was all in at a little under $14k.
