The longer you rent — and at a loss to boot — the longer you expose yourself to vacancies, wear and tear, or (God forbid) an HOA assessment or litigation.

Basically I have most of the bases covered in understanding what needs repaired and costs/risks associated with those repairs.

Both have basically the same rules as the IRS is concerned.

Would they assess the current value?  

Do walkout basements count in the tax assesses square footage?

Basically, I would get paid for referring people to my brokerage company, but I would have no dealings in anything else dealing with the transaction.So I guess my question is should I go to the brokerage that will allow me to work part time just to get my foot in the door and then when I'm ready to go full time switch to a different brokerage?

I thought about super basic with just name, number, and email address and maybe some goofy slogan about making deals as a start.

Use a known brand and you can be relatively certain all the basics are covered (naturally, read your policy).
