Taking the next step

Hello, I’ve been part of the community for a little over a year. I’ve read countless books, blogs, listen to podcasts, and read forums. Needing to get the ball rolling is an understatement. Little bit about my background. I grew up in the construction industry (father owned a construction company, and brother is still operating this company today). We built spec homes in the early 2000’s, which was very profitable, but we all know what happened to that market. The company transitioned to building barns and some remodeling, but life took me away from the company. I’m a interNACHI certified inspector, and I’m currently employed with a basement repair company, and understand the risks and cost with those major repairs (currently doing sales). Basically I have most of the bases covered in understanding what needs repaired and costs/risks associated with those repairs. Also, have the ability to complete almost anything required with a residential rehab project (knowing this isn’t the best use of my time). But if the budget required it. I’m all for being under budget on projects. What I’m asking/looking for is a partner to help get the ball rolling. I have assets of my own, but what I lack is capital to purchase that first property. I have equity in my own home, and 401k and all of that stuff. I’d love to see if anyone would like to sit down(talk on the phone), about potentially partnering with a home, or if anyone has some advice on any next steps. I’m currently located in the Des Moines metro. Which is a very competitive market, but is also one of the fastest growing metro areas in the Midwest. Any advise or suggestions would be great! Love this community.
