Appraisal Square Footage Came In Under Tax Assessors?

Just had an appraisal done on a property and the square footage came in 587 square feet under what the tax records list. Still appraised for the full asking price at the lowered square footage. Do I have a case to lower my property taxes? Do walkout basements count in the tax assesses square footage? I am located in NJ. Just wondering people's opinion. Thanks. Ben
