Getting a pre-approval letter is not a universal requirement in Iowa, but many agents/brokers require a pre-approval letter before they'll take an offer to the seller.   

Ask the landlord if you can give estoppel letters to the tenants and then you'll at least know what the tenants think their lease is.

It's really easy to delineate on a prequal/preapproval letter if the lender has checked these things but many lenders just don't do it.  

I would mail her the 10 day letter (or whatever is your states protocol) when you can to put the pressure on.
