Do you pay them on a sliding scale or flat rate?

@Joseph Back The few I originally called were very uninterested or flat out said they couldn't do it.

The owner claimed it was zoned as a 3 flat, but the zoning certificate came in as a 2 flat a few days before closing. 

If people have to park on that slope it may be an issue for tenants, but if there is adequate flat space at the top of the driveway for them to park I don't think it will be a big deal as long as the units are in good shape, etc.. 

Hire a real estate agent for a flat fee to provide specific services such as writing up the contract, and providing overall guidance on the deal.

For a moment, who knows or cares what that is doing, think of this discussion in a "flat appreciation" frame of mind independent of what the overall 'housing market' does or doesn't do.

It is the 50% renewal afterwards that has me wondering if that is normal or if that should be part of the 8% monthly fee or even a lower flat fee like $200 or so.

Maybe your family member could list the house using a flat-fee-based real estate agency that would minimize her closing costs.
