The Finance Minister announced steps to curb the influx of foreign capital into the Canadian Real Estate Market  (in which he really meant TO and Vancouver ... down east we are not really suffering from the influx of foreign money ... sure we lost a 50-unit deal a couple of years ago to a Chinese investor, but the property was not worth what s/he paid, so we'll see it back on the market eventually).That said, Ottawa is only removing a loophole which has allowed foreigners to purchase a residence in Canada, claim it as their principal residence and then benefit from the personal residence {captial gains} tax exemption when they sell.

Unlike most organizations, I believe in keeping the historic look of the neighborhood, and revitalizing the homes, while allowing them to keep their rustic charm.According to the article the amount of sold listings has more than doubled since 2015 and home prices have increased from $113,000 to $143,000 in the last six monthsAlthough the neighborhood may not be quick returns, there is definitely long term potential in the Barrio Hollywood Neighborhood and we look forward to further investments in this community.

We don't allow them to go into an LLC unless the LLC owners agree to personally back the loan.

The Reverse 1031 Exchange allows you to buy and close on the purchase of your Replacement Property before you sell and close on the disposition of your Relinquished Property (i.e., buying first, selling second).

So after looking into it I found out that most landlords say in there lease they will not allow subleasing (OK thats fine, but if I'm offering them no vacancy, im sure they will accept my terms) So for example even if i dont offer the 5 year lease ( The man i spoke with just used that as his example because then he said during that time the owners would more than likely consider selling it as well..

They do consider any option consideration paid as part of the down payment and allow seller-concessions for closing costs and non-repair items (like a landscaping allowance).

I would start off with fewer units (around 18) then large complexes later unless there are plenty of homes that have tri-plexus and four-plexus that are occupied will cover your debt payments and possibly allows you to live there if your situation would allow you to possibly live there.
