Hello Chris,   I am also from NJ (same county as you actually) and was wondering what you found out when researching NJ laws about ADUs?

I would actually look to raise the rent slightly after the first 6 months or so.

I guess my questions are: -Can an owner actually do an owner will carry if the house is not fully paid off?

ABANDONMENT The first question to ask yourself when a tenant moves out prior to the lease expiration is whether the tenant has actually vacated the unit.

If you are talking to the next landlord and assuring them the tenant will be getting the deposit from you on xx/xx/xx date, they may be willing to let them move in before actually receiving it.

It actually makes going full time a lot easier if you are getting paid as you go.

I just have no idea on the actual costs of building a home, but it seems if you buy a piece of land you should be able to build something for less than what a lot of the already built houses go for here, it being such a largely inflated priced market.

Finding her (actually sought her out) and talking with her cemented in my mind there are legal ways to accomplish wholesaling and some Title Agents like her know the correct ways as well as newest restrictions.
