At least one outlet has the burnt mark above it and so does one smoke detector (can smoke detectors smoke, they are electrical so I suppose but has anyone ever seen this?)

Though, if I found a place with 2 units or a beach condo I could live in when the kids are with dad and use for vacations (over 50% of time) that I could Air BNB out, I could make an owner-occupied house hack.And, through the power of Google and FB, I'm now getting hit with TONS of ads for real estate training courses, hard money lenders, and services that are supposed to help find leads, but I know they are ads, and really need to figure out how to vet all this stuff.Any suggestions for someone very serious but just starting out?

I recently hired a property Mananger  to Manage my property in Virginia  and my tenant broke the lease 6 months before the lease is supposed to end.

I suppose for investors its not as critical  as we see thousands of them buying low value C class assets throughout the US and those are generally in areas of low scoring schools.. but it is what it is..  

I was given the HUD-1 settlement statement and wiring instructions and am supposed to wire the money on Monday.

I am currently living in an apartment and pay just about $1000 a month for it right now, I figured why not shell out $300 more a month or so for a 3-4 bedroom home (Texas is kinda cheap I suppose) and rent the other rooms out while living in it, and if I happen to move then I would hire a property manger to take care of things.

There are some nice looking trees on the property where the septic is supposed to be located.

Suppose that I do ever have a sinkhole at that property, than what!??

Apparently maid service was supposed to be part of the rent.
