I'm aware of the wholesale technique, my only issues are that I'm having trouble finding 'motivated sellers' and in the event that I did find one, how do I go about getting it under contract and finding a buyer willing to come in and take it over?

There are some other techniques for doing wholesaling, but you don't mention anything that makes me think you're using those (e.g., buying in an LLC and then selling the LLC, or using options.)
