Check for back property taxes, and govt liens/code violations, that stay with the property.

Just ask them to terminate service at the pole, they can remove the line unless there is some code requirement for service to be provided to a dwelling.

Mailing to a group like code violators would also be great IF you could isolate the ones with equity.The list of names is CHEAP compared to the 6 month cost of mailing to it.
