This is all subject to leases and local laws.As far as the rents being low to market, I would exercise caution.

Construction, building physical things, and mechanical work has been a weakness for me. 

I realize there are many ways of achieving this - some that I am already working towards - but the challenge of real estate has the additional allure of managing a physical asset in the world.My goal right now is to learn as much about real estate as possible and purchase a duplex/triplex by summer 2020 so I can move out of my current rental and use my future tenant's rental payment to help pay loans and expenses.If you're in the Chicago area or have/had similar goals as mine, I'd love to hear your stories.

Also it's amazing to see what other investors are doing without being physically there.

I’m an Australian, and I want to invest my 60k towards the end of this year after I feel more competent in my knowledge.But looking on Roofstock, Zillow, Redfin etc, I’m seeing what looks like nice places (physically) for roughly 100k.

I've seen a few low-end rentals with physical DVDs, but I've never had any interest in using them.

However, if by "owner financing" they mean something like something like a lease option (where you take control of the property but don't actually become the owner at first...you're just leasing it until you decide to exercise your option), that would allow your seller to *feel* like they've sold the property now, but not actually sell it until later, and do a 1031 exchange at that time you actually buy it.  

My physical therapist with a fancy downtown location had their certificate of occupancy held up for 4 months after construction finished, and I'm 100% certain it's because his boss wouldn't pay the right person.
