That's basically what an appraiser would do... since below grade doesn't count towards GLA, whatever is below grade is a "feature," like a swimming pool or solar panels.

Positive cash flow is the most important financial feature of any real estate investment; however I feel it is overemphazised on BP and it is not the one that creates wealth.
