Financially Stable - but should I wait? (LI, NY)

I have about $150k equity in my home, with a tenant paying half my mortgage. I have a decent salary job ($1xxk+) and the only thing I have in my name is the house and the solar panels attached to it. I have $20k liquid after paying off every piece of debt off.

I was considering getting into a foreclosure with my equity and starting there, but I was wondering if I should wait until I have more liquid money? I'm looking to buy locally and the market is one of the most expensive in the country (LI, NY).

If anyone has invested in LI, what was your experience? Would you do it again?
