Hi,Rather than working with North American Savings Bank on a non-recourse loan and having to put down 30-40%, I would like to buy a property through my solo 401k trust using private money with a better LTV and finance some or all of the repairs.Once the property is fixed up, I would do a cash out refinance into a NASB non-recourse loan and pay the private lender back.

I do not know much about Encino California, but if the majority of homes are around $600k aka 8x the median California household income, then perhaps expressing that there is a low quantity of buyers near $200k is inaccurate.
