The realtor is telling me it's worth 225 now so this is why I'm up in the air regarding selling. 

I also did a siding project in Bel Air, CA I expected it to be 90 days...

The only one I worry about is air filters, but I do a walkthrough twice a year when the HVAC does its maintenance so I get to check on things.

I am going to be in the Bahamas for 45 days in late spring and hoping to avoid a turn around flight to Ft Lauderdale if I need to close anythingyou can go to the US embassy if they have one and get a notary.. thats how folks in many other countries close their deals its expensive and time consuming but probably less than air fair etc. 

@Philip Mullinax I use cool care heating and air for all 6 of my rentals and have never had anything but great experiences with them

And Amazon Air is in the process of moving their Florida Air Hub from the Tampa airport to the Lakeland Airport. 

If you install more 500 CFM you do need air in duct but check range hood manufacturer instructions.

And just FYI - last summer when much of the hospitality industry was gasping for air, I was running at 87-92% occupancy at my new guesthouse, with one guest comparing my hospitality to "kintsuji", the Japanese art form of mending broken pottery with gold.
