Adding a small maintenance clause or not?
I recently had my rental agreement vetted by a RE Attorney and he suggested putting a clause in that states "any maintenance/repairs costing less than $50 (or so) dollars is responsible by the tenant."
I think this is a great idea but also horrible idea because anything the tenant is responsible for means it might not happen. What have you had success with? Do you include a like clause in your agreement or do you find taking care of ALL expenses/repairs works better?
