@Dan Deng - It's sometimes difficult to find a CPA who both specializes in real estate and is located close to you in Ann Arbor.There are lots of good CPAs and Enrolled Agents on Bigger Pockets who work remotely and have clients all over the country.

Browse this forum, and you will see 20+ of tax professionals specializing in real estate, answering questions.

Are competitors full or are they offering discounts and specials to attract tenants? 

problem is, you don't have full view of the balance on the 1st specially if they did a loan modification and the modification is not recorded.  

Most of the tax professionals on BiggerPockets specialize in real estate.

I don't do high cost loans, but I wouldn't be surprised if there were NOT any special requirements to have/maintain an escrow account. 

It boggles me why the 1 commentor feels lake front is not anything special, that's like saying water is not wet, it's on that level of wrong and ridiculous.

TL;DR: If you were just starting out, with basically zero debt and costs, a low six-figure salary, and $140,000 to invest, with a desire to get into real estate, “connections” to a team of contractors and a great real estate agent specializing in distressed investment properties… What would you do?
