I am 25 myself, just getting started this year (closing on a Duplex next week)Also, I too had troubles with the 2 year proof of income (finally hit 2 years, just this year), as I switched my job a lot.

If a few weeks go by and no other offers come in then the seller might loosen up.

If that house is still available I would get it under contract as soon as possible as a primary residence and then figure out the details in the coming weeks/months.

  $395/sf, sold for 105% of list in less than a week. 

Bought it for $15.9, it rents anywhere between $700 and $1200 a week depending on how many people. 

The first thing I would suggest is finding out if your local association of Realtors has weekly luncheons or anything of that nature.

I have always sent or hand delivered to tenant a formal letter\notice at least 2 weeks before closing of the transfer of lease agreement, security deposits, and tentative date of the closing.
