See the Zillow link for the property below; interior is only 2,000 sq. ft not 2,556 (2,556 includes the garage)https://www.zillow.com/homedetails/600-N-13th-Ave-...Work for this house would include turning it into a 3/3 while leaving the existing 2 car garage, 3 brand new bathrooms, remove the wall separating the kitchen from family room, refinish and/or replace kitchen cabinets (countertops will be reused), replace all exterior doors and windows with new impact glass, new HVAC system with duct work, minor electrical (high hats, new fixtures, inspection repairs), paint, new casing/baseboard, and maybe new interior doors. 

It's really hard to know how well the system runs until you are a few months in so would be great to get some feedback from the existing  users.

In my initial networking leap forward here I'd like to offer up my knowledge of mold remediation, fire and water damage, carpet cleaning, and general contracting.

We have relatively good systems for check in, cleaning, etc. but we need someone that can do occasional house checks, meet contractors if necessary, and respond to specific issues. 

That will be one of your bigger challenges along with slightly elevated taxes and water rates.

Sniffing for blood in the water, ie a LL they can manipulate.Even doing everything perfectly, you can still end up with a bad tenant. 

You, as the owner, have to pay for grass cutting, snow removal (if you have any), many times there is only one water meter and you need to pay for the overages.

In addition, even for a few loans, you need a formal Compliance Management System to cover over 20 federal laws, some of which has additional requirements for Texas.This is all doable.
