I'm having a legal questioning regarding a financing method brought to me by a local wholesaler in Quebec City, Canada.

New fireplace.Just needs taping, trim, cabinets and flooring to taste. 

I'm getting estimates to fixed bowed Wall and the companies suggest different methods.

Is it easier than ither financing methods or harder?

Everyone has their own method but I don't want to spend a ton of hours doing every step of my due diligence if I don't even expect to make an offer. 

Working to get it stabilized and train the tenants on how to proceed since they were all over the place with payment methods/schedules.

On my duplex they used all three methods.

I also came across a delayed financing method which may not require seasoning period but I believe you need all cash for purchase and rehab based on my initial research.

There are tons of articles on how people have actually accomplished creative finance methods.
