New roof?

During the inspection we found significant CapEx items that need to be replaced(Roof,Retaining Wall, Sewer Stack, HVAC, Oven) totaling $29K and I'm being offered three options. 

This is one of several mis-represented or negligent disclosures throughout the homebuying process (Roof and water heater were listed as 10 years newer than they actually were, and the house had undisclosed polybutylene pipes).

However, the population growth is off the roof.

I should have also mentioned it looks fairly renovated, roof is 5 years old.

Townhouse should budget for parking lot, roofs, exterior siding, etc.

What you don't want to do is fall into a pattern of repeating the same curse word over and over and over again in the same, dull, monotonous, helpless tone. if you're reading this and laughing because you know exactly what I'm talking about...What's the worst that could happen?
