I am focusing on wholesales now, but I am not opposed to other ventures like flips and would like to find others who are looking to work together if I happen to find a good deal and don't have a buyer or the other way around! 

There's been several threads dedicated to Joint Ventures and there'a variety of ways people set them up.

Stop watching those DB's on TV. 

Stop at step 2 and make step 3 say "learn how to run the numbers to determine a good deal" and step 4 say "make offers."  

Plus, the newbie would show up for 2 or 3 meetings and then stop after not finding that person to guide them by the hand to the promised land.
