I want to communicate-- you can always make real estate a part of your “big picture”—take John’s advice, find something that will allow you to contribute to your family’s finances (serving tables is a great gig for fast consistent cash), and start becoming an expert in real estate on the side (this forum is a great place to start just that).

Thought this thread could serve as a discussion of tips/techniques that have accelerated the velocity of your flips.

If you don't mind me asking, which branch did you serve in?

Define what you want, pick the niche that serves you best, master that niche thru the plethora of info here.

I find the 2nd round sometimes serves as a "oh I've been meaning to call that guy" reminder.What do you mean by "...I'm hearing more "creativity" sent my way after the second letter than after the first letter"?

If I wait the 30 days to serve them the "Order for Possession" it will be too late to do anything about it.

I'll have to look into that but if memory serves I think we did.

I guess it would serve us all well to remember what's important in life, and it's not the next deal as you illustrated.

BTW - We are looking at changing the format away from a forum format, but until then, I'm a little perplexed at why people don't post every deal and opportunity there for the exposure....I really appreciate the feedback because I really want to know what I'm missing and am hoping to better understand our users so we can best serve you guys.Thanks for those who have shared so far and I look forward to any new feedback as well.
