PA ”Judgment for Possession” waiting peroid. What to do?
I am going through a landlord tenant complaint to get someone evicted from a home I bought. I have already received a ”Judgment for Possession” and am waiting the 15 day to then go back to the court to get the "Order for Possession". I looked at the ”Judgment for Possession” notice from the court and feel the tenant probably does not understand the severity of the situation. I believe after 30 days from the ”Judgment for Possession” the tenant can no longer appeal the decision.
So should I wait on getting the "Order for Possession" until after the appeal time period has passed (30 days). I feel once the tenant gets a notice form the sheriff they will kick into gear and find out the clock is ticking and appeal. If I wait the 30 days to serve them the "Order for Possession" it will be too late to do anything about it.
