Six months for the rehab, six months as a second home used periodically, not owner occupied.

They most likely know about them anyway.Personally, I would approach them with a straight offer without mentioning the code violations.Once you get the offer accepted then mention them during the inspection period and negotiate from there.I hope this helps and good luck.

HUD homes don't come out of owner occupant period unless they are really, really bad.

One is a period "." and the other is a comma ",".

Hi Ben,I am in somewhat of a similar situation as you and would be curious to hear other feedback you get from the rest of the forum.I live in San Diego, and even hitting the 1% rule is next to impossible here.

It seems like I am losing houses because of investors lying to HUD and bidding as a owner occ. before the 10 day grace period is actually open to investors.I know this happened recently because I spoke with the winning bidder as I'm rehabbing the property next door.So I ask this question.Am I foolish for being ethical and waiting out the 10 days ?

I guess the question is whether the investor is buying homes as an investor in the owner occupant only period on HUD , Fannie or Freddie.
