I remodeled the downstairs of the duplex myself and am currently working on the upstairs (remodeling takes much longer with a full-time job and when you do it yourself than I thought.)  

My question is when I finish the remodel within 3 months and get it rented how quickly can expect a bank to issue a cash out refi?

The mere act of remodeling a property does not mean you have to pay FICA taxes as if running a business.

The home at $285K needs a paint job and some interior remodeling that wouldn’t be too difficult and would bring the value of the home up to around the homes around it.

The contractor that you choose can't be a family or friend's company, or in my case, it couldn't be my personal remodeling company.
