I would need a private lenders help to close on this house quickly since they have an offer in but are waiting on me to make an offer.

Hello all, Im looking for private money to buy a 6 unit apartment to reposition and refinance in 6 months.I am looking for lenders who can do better than hard money which is at 12 percent and also commercial lenders who can help me pre qualify for refinancing the property after.

How different is what you are offering in your listing from what is available on the MLS and other private sites? 

I may have access to a private money lender, but the individual I have in mind may not be able to front the full portfolio.

Or get the property in my hands, do a few more deals, maybe flips to get some more liquid cash, or connect with a private investor or a builder/experienced investor who knows the ins and outs to do the construction on 2 potential luxury single family homes (comps in the area are between 400-700K) or 4 townhomes (comps around 325-450k in the area)), and actually build on the land.

How did you determined that " ... it does not need a lot of repairs (around 2k to 3k)" .. was this from a professional appraisal, and or a contractor?
