A hard money lender has you sign a form that says that the money they are lending on is not a primary home because they can’t lend at hard money rates on a primary residence.

I have found a few multi-family properties I am interested in purchasing, all meeting at least my minimum cash flow numbers and Cash on Cash percentages, however these properties are about 4 hours away from my primary residence.

My first purchase I used a partner to obtain the bank financing as well as the down payment so I was zero out of pocket on my first 4 or 5 deals (all of which with purchase prices well under $200k.There are many ways to skin a cat so if you don’t qualify for the traditional bank loan, get creative but in doing so, be very careful in using OPM.

We bought a nearby property and moved out.We're now trying to sell the property, but with close to $100k in non-house improvements (well, electric service, house pad, barn/workshop, fencing, etc.) it's a tough deal for a traditional lender to process.

I'm currently in an FHA loan, so I would refi to a conventional loan and then come September save an additional 3.5% on an FHA loan for my primary residence to be closer to work.
