I recently consulted on the construction of 250k sqft of office/retail that has been fully permitted for 7 months now with no outlook of being built due to leasing difficulty.

The point of all this is that the lower these costs are, the more valuable the lot is to a Builder.Also it is worth more if the building department is easy to work with and the building permit fees are low. 

The standard TREC contract states "Seller shall permit Buyer and Buyer’s agents access to the Property at reasonable times." 

By paying the asking price, the buyer will receive a stock certificate that permits them to live in the unit that they paid for.

What are costs of permitting and how easy is it to get through planning, etc. ? 

I'm personally approaching it three ways:1) We will be the first new building permit pulled in this area since city and county building codes was founded in 1985.

In my somewhat controlled chaotic approach i find myself looking at things (researching liens, permits, deeds etc...) with some properties and not with others in addition to using deal checker.

Also FYI, if you hire a realtor to do tenant placement for you or do it yourself, Nevada law (AB 161) says the lease is not valid unless it's either notarized and includes a related disclosure, or signed by a permitted property manager.

@Stephanie D.I made the mistake of hiring unlicensed trades on my second rehab (trying to save money) and it cost me almost double in rework and permitting issues.
