Tenent Placement Las Vegas
I am seeking advice or recommendations for how to place a tenant in Las Vegas. I have owned multiple properties in Las Vegas for several years. I used to find tenants on my own because I lived there.I am now on the east coast, and I have a house becoming available next month. What is the best way to place a tenant?I don’t need a full time property manager. Is this something I should hire a realtor for? Can someone recommend a company? Yelp just seems to lump this service into property managers in general.

We provide tenant placement-only services for owners who are local and can directly manage the rental themselves. My average days on market is 13; median is 9. I recently pulled some data from the MLS. The average for all rental listings in Las Vegas for the past year is 27 days, with median 16. The average for 4 of the bigger popular management companies is 30-36 days on market, and their median DOM is 19-24. This includes at least 2 of the companies I see regularly recommended here on this forum.
How I get tenants faster than most others: MARKETING. I don't just throw it on the MLS with crappy cell phone pictures and wait. I use quality photos, video, 360 virtual tours. Use social media. Pay for a listing syndications service which pushes my vacancy listings to up to 85 websites, plus Facebook Marketplace. Use Facebook posts and boosts. Even keep a tenant leads database and blast listings out to them, and occasionally to existing tenants.
Tenant placement includes everything involved with placing a tenant. Marketing, showings, screening, collecting deposit and first month rent, contract signing etc.
If you are not local, Nevada law requires you have someone RELIABLE within 60 miles of the property, that can be available for tenant needs.
