Ask if there are any any additional fees for maintenance, advertising, evictions, etc... and make sure they are outlined in the agreement.

When you are performing maintenance requests the amount of notice you have to give is outlined in the lease.

The Texas lease that we use outlines what means of notification are official. 

Your purchase and sale contract should outline if you have tenants in unit 1 or 2 and what their leases are going to be at the time of closing.

If a person/tenant wants to leave a lease nor a leash will hold them. its risky because if you have no written lease, the tenants only obligations are to abide by state laws. a written lease outlines what can and cannot be done in your property and reduces liability. it is likely you are confusing the term written lease with term lease. a written lease can be month to month or term.

Property management companies are not no profit centers, they surely have their fees all outlined and at times can seem high but unless a person wants to self manage they are left with no choice. 

There's no textbook that can possibly outline all the potential snags you're going to encounter.
